Saint Joseph, MO (64501–64507)

The bulk of our work. About 71,000 people, a metro around 120,000, and a homeownership rate near 69% — which means most of the houses here are maintained by the people living in them. The tree canopy is the reason gutters are a bigger job in Saint Joseph than in most Missouri cities of this size.

Downtown and Museum Hill

The oldest housing stock in the city, much of it late 1800s and early 1900s, with steep roof pitches, cut-up rooflines, dormers, and mature canopy right over the eaves. These houses often still have original fascia detail worth protecting, and they're the ones where we most often find rot behind the gutter. Ladder access is frequently tight because of landscaping and lot width.

The North End

Older, established neighborhoods with heavy tree cover — a lot of hackberry and elm — and a mix of one- and two-story homes. Three cleanings a year is common up here.

East Hills

Newer construction with lighter canopy but larger, taller houses. Less debris, more ladder. This is the part of town where homeowners most often decide the two-story work isn't worth doing themselves.

Country Club Village

Savannah, MO (64485)

Maryville, MO (64468)

Rushville, Agency, Easton and Faucett

The smaller communities south and southeast of Saint Joseph, all within about 20 minutes. More rural, more acreage, more properties with detached garages and outbuildings, and often heavier tree cover along the creek bottoms than you'd find in town. Rushville and Faucett sit near the Missouri River bottoms where the timber is thick, which makes gutter debris load noticeably worse than the city average.

Buchanan County
